Urbanistically, the new office building on Ostwall closes the existing block edge and creates a lively connecting passage with high-quality public spaces inside. A combination of generous courtyards and roofscapes enlivens the inner courtyard and provides a place to relax in the middle of the city. The entrances to the passage are clearly demarcated within the overall sculptural design of the exterior. The design allows a flexible distribution of uses in the ground floor zone as well as in the upper floors. The retail areas on the ground floor are provided with generous glazing to make use of the adjoining outdoor areas. Façade and roof are covered with a homogenous skin of perforated metal panels, applied consistently to the outside of the building: in front of the windows they are act as openable shutters.
